Highway-facing in the northeast of Piacenza (45°03'14.0"N 9°43'19.0"E), with an average elevation of 61.00 meters above sea level. The area features a sub-flat terrain with a slope within 1-2‰. Key infrastructures include the A21, A1, SS10, SS9 highways, and the MI-BO, BS-TO, BO-GE railway network. The depth of the first water table is at 47.00 meters above sea level.
Current Status
The connection to the Piacenza toll booth of the A21 TORINO-BRESCIA and A1 Autostrada del Sole is at 2.5 km distance. The nearest logistics center is located in Piacenza, Le Mose, which is 5 km away. No infrastructure provisions are included in the agreement. However, the area is very close to the Piacenza Sud toll booth, the railway station, the historic center, and the future river port on the Po River.

The commercial function includes both retail and wholesale trade, while recreational activities involve the establishment of leisure equipment, excluding unhealthy industries of 1st class as per Article 216 RD 1265/34. The submission of the Development Plan requires a screening procedure to ensure compliance with health regulations and residents' well-being. The total subdivision area is 54,630 square meters, with a single lot currently available, divisible into three lots of varying sizes. Construction possibilities include a total of 9,022 square meters of productive space and 4,303 square meters of office space.
